Description
This is the last month I will list on e bay. I am going to list with a professional in a couple of weeks. When we list with an international/national company the commission and other considerations will drive the price up. For the next two weeks or so I am discounting the price. I am motivated as the busy Christmas and barrel tasting season comes. I know that the price seems hard to believe for what we have. Don't let a low price take away from this opportunity this is not a fire sale it is a life change for us. This price just can't be matched anywhere for what we have. I WANT TO LET ANYONE THAT HAS BEEN INTERESTED THAT THIS NEXT WEEK IS THE LOWEST I CAN GO. THE MARKET DOWN NOW IS TH TIME TO BUY. Our sales are growing even in this down ecomony. The business profile for the current operation. There has been well over double the price in investments alone let alone the sales and our great reputation we have built. The building is for sale as well seperatly. This really is a unique combination of opportunity and timing. We are a high quality steak and seafood restaurant that is doing business in a former train Depot. The Depot is a National Historic registered landmark and is just off the main exit from highway 12. Literally at the gateway to downtown Walla Walla. The depot has great exposure for everyone coming into town. The restaurant occupies the whole building. There is room for new venues and even tenants The restaurant has been remodeled in the summer of 2006 and the old kitchen and patio were replaced with new ones. The interior was changed and upgraded. The dining car was restored. Floors for the dining room and entry way were restored. New ceiling in the dining room and new lighting throughout. The building is includes a 46 seat dining car that is attached to the main building with a walkway to the main dining room. The dining car includes a private room for up to eight guests. The main dining seats 44 . The bar is located next to an open kitchen that is the center of the restaurant seats about 50. The tiled patio can seat 60. The banquet rooms combined up to 100. These can be seperate as well. The back kitchen and dish area also includes a prep kitchen that is located at the other side of the main section. This kitchen has direct access to two banquet rooms with potential for over one hundred people. These rooms are ready to be converted into an additional pub/lounge area that would be perfect for entertainment/music. One of the two rooms has double door access to the other end of the first and can be opened to make one room. Bathrooms and hall to the entrance for the restaurant is located between the main bar and the banquet room with the train depot three story tower directly above the entrance. Up stairs on the second level are two offices and a three quarter bath. The third level is at present used for storage and general use. This area is potential B&B or private dining. Below the tower and under the back kitchen is a basement that is being used for food storage with a walk in freezer and dry storage. There is also a small workshop area and electrical room. The food is highlighted by natural choice beef and fresh seafood. All products are considered the best at the price point. Fresh pasta with hand crafted sauces are a recognized feature for our dishes. All sauces and accessories are hand made. Our philosophy and standard of fresh and local when possible is the forefront of our great food. Our price point is geared to the frequent diner. The guest is often surprised with our quality and value. The menu is value driven and there are evident differences with traditional fare as we put a little touch or extra for theses staples. This sets the menu apart from the ordinary. There are always a few creative and new flavors. We have added gourmet stone fired pizza and a pub menu The versatile restaurant space gives many options for seating . Many times we are the only restaurant in the area that can accommodate groups of six or more. In the summer the new patio can seat up to sixty guests. Currently we are operating with three menus. Diner, lunch and a pizza pub menu with lighter fare. The back of the pub menu has our infused hand crafted cocktail list. We introduced Alaskan micro brews in the lower states from Glacier BrewHouse. Our service is sincere and professional with a welcoming feel. There is a feeling of hospitality in the style and hiring profile for employees. At present the mission is to convert the banquet space into a vibrant, upscale pub/bar that will serve the towns only gourmet pizza and Ales in an upscale atmosphere. State of the art POS system Low, low rent per sq ft. To much to explore in an e bay listing. The restaurant space is simply awesome. Why invest in Walla Walla and the Depot. The choice of Walla Walla and this location has many facets and aspects to the market available. The location has many advantages. 1. National attention to the wineries and increasing investments for the area 2. The entrance to the historical downtown is highlighted and introduces by the towering Depot 3. The Depot has two hotels virtually in the same complex 4. It is less than 100 yards away from the highway exit/entrance 5. The Marcus Whitman the areas most prestigious hotel is less than two blocks away on second Ave. 6. The Depot is an icon for residents that remember when 7. Train car evokes curiosity and attracts nostalgic interests 8. Money magazine Names Walla Walla 1# place to retire 9. One hundred thirty wineries and three to five being added each year 10. Money is being invested in land and housing bucking national trends 11. The area is experiencing retail sales growth every year in the 15% to 18% range each year for the last two years 12. Two new motels have been added within a 3 mile radius 13. Hotels report high room occupancy 14. The ecomony here is rock solid and stable and has been for years. At the present the most significant and valuable reason to purchase now is that after two and a half years we are gaining a reputation for quality and atmosphere and service. The operation is beginning to show real sales growth. If you are an investor looking to own this is an amazing opportunity. We have established a operation that is solid and dependable.
